Reserved Matters

Bellway are bringing forward the final technical details for phase four of Rivenhall Park. Two reserved matters applications will be submitted to the council, and if agreed by the local authority, Bellway will go on to build the development, providing new homes for local residents, including a significant volume of homes in affordable tenures.


The development will deliver a variety of home sizes and types for residents and families of different ages and backgrounds, with a mix of one, two, three and four-bedroom dwellings. Importantly, the development will include affordable family homes that will contribute to addressing Braintree’s housing need.

The reserved matters will confirm the final design, landscaping and access for the development before construction. Two separate reserved matters are being submitted as they will outline two separate access options for buses, taxis and motorcycles to enter the site. The remainder of the information relating to the applications will remain the same.

Both reserved matters applications will provide vehicular access from Forest Road and Evans, including for private cars and buses. However:

  • The first application will also propose an additional proposes access off Rickstones Road and a section of the spine road on-site, which will serve buses, taxis and motorcycles only. This is likely to provide journey time advantages for buses and make the site more attractive to bus operators. 

​​

  • The second application will instead propose a bus turning loop on-site. This will avoid the need for an additional access from Rickstones Road and a section of spine road between the new sports pitches, but could increase bus journey times.


The reserved matters are due to be submitted in the coming weeks and a decision expected in the new year. Once a decision has been issued, construction on site will begin.
