A design code was approved by the Council for this site in October and sets out five distinct character areas which will form the architectural basis of the development. Each area will be defined by specific design components and illustrations of each area are provided below.

The Design Code is based on the agreed principles of the Rivenhall Park IV Vision Statement. This will ensure that 45% of the site will be retained for green space, including a neighbourhood equipped play area, parkland, woodland, sports pitches and facilities, allotments and woodland. The Design Code will also be used to guide the detailed layout, design and materials of the new homes and the forthcoming reserved matters applications.

Internal Spaces: The Internal Spaces character area will cover dwellings in the centre of the site and will provide a transition between the formal nature of The Avenue and the informal character of Country Edge.


Country Edge: The Country Edge will be the new homes on the edge of the estate. The approach will be to maximise the landscape asset and help utilise the green environment through a low density development that develops a more rural feel.


The Avenue: The Avenue character area runs adjacent to the main street that runs through the scheme. It is intended that the avenue be a boulevard-like street running through the centre of the site. As part of the design, tree planting will be used to create a cohesive green character.


The Parkland: The Parkland character area is proposed to the south-western edge of the development. Homes in this area will overlook the key open space which will feature an informal circuit walk linked into the local John Ray Walk and an area of play space.


Recreation Ground: The Recreation Ground character area is proposed to the north-western edge of the development. Homes will overlook the proposed formal sports pitches and will feature a pavilion-like architectural style. The dwelling materials will reflect those of the nearby Old Rectory.
